Water Leak Detection in Woodland Hills, CA

A water leak you can see is the easy kind. A water leak you cannot see can run for weeks under a slab, behind a wall, or above a ceiling before anyone notices, and by that point the damage usually costs more than the leak repair itself. Bryco Plumbing finds hidden leaks across Woodland Hills, the San Fernando Valley, Los Angeles, and Ventura County using electronic acoustic detection, thermal imaging, and pressure testing. License #708581. 30+ years of pinpointing leaks before the floor has to come up.

Warning Signs

Signs You May Have a Hidden Water Leak

Most hidden leaks announce themselves indirectly. The trick is recognizing the pattern early.

Caught early, most leaks are a small, targeted repair. Left alone they turn into water damage. If you spot any of these signs, call 818-349-9000.

How We Find Leaks That Other Plumbers Cannot

The right tools matter. Three decades of experience using them matters more.

01

Electronic Acoustic Leak Detection

Specialized equipment that listens for the high-frequency sound of pressurized water escaping a supply line. The technology can pinpoint a leak under a concrete slab to within a few inches, which is the difference between cutting a 12-inch access hole and a 4-foot trench.

02

Thermal Imaging

Infrared cameras detect temperature differentials. A hot water leak under a slab heats the concrete above it, which shows up clearly on thermal imaging. A cold water leak causes cooling that also shows up. Thermal imaging works through drywall, flooring, and concrete.

03

Pressure Testing

The diagnostic that proves whether a leak exists in the first place. We isolate sections of the supply system and pressure-test each one. The section that fails to hold pressure has the leak. From there, the acoustic and thermal tools narrow down the exact location.

04

Video Camera Inspection

For sewer and drain lines, we use sewer video inspection to find leaks, cracks, root intrusion, and partial collapses without excavation.

What We Find

Common Hidden Leaks We Find in Valley Homes

From slab leaks to pinhole failures, here are the hidden leaks we locate and repair most often across Woodland Hills, the San Fernando Valley, and Ventura County.

Slab Leaks

Slab leaks in copper supply lines under foundation slabs, especially in homes built 1950-1985. The Valley's housing stock has thousands of these.

Pinhole Leaks

Pinhole leaks in copper supply lines behind walls. Often a pattern, not a one-off.

Main Service Line Leaks

Main water service line leaks between the meter and the house, often in the front yard.

Shower Pan Leaks

Leaking shower pan causing damage in the room or unit below.

Failed Toilet Wax Ring

Failed wax ring under a toilet slowly leaking into the subfloor and the ceiling below.

Appliance Water Line Leaks

Failed dishwasher or refrigerator water line leaking under cabinets.

Irrigation Line Leaks

Outdoor irrigation line leaks from broken sprinkler manifold connections or aged drip system fittings.

What Happens After We Find the Leak

Detection is half the job. The repair is the other half, and we do both. Depending on the location and severity of the leak, the repair may involve:

The Cost of Waiting

A small supply line leak can drop several gallons per day. Multiply that by weeks or months and the water damage compounds. A slab leak that runs unaddressed for six months can require:

  • Flooring replacement (laminate, hardwood, or carpet)
  • Subfloor remediation if the moisture reached the wood
  • Drywall replacement for any wicking up walls
  • Mold remediation if the wet area stayed damp long enough
  • Repair of cabinets, baseboards, and trim affected by the damage
  • The original leak repair itself, which is usually the smallest cost in the whole chain

FAQ

Frequently Asked Questions About Water Leak Detection

Leak detection cost varies based on the type of leak suspected, the equipment needed, and access. A straightforward acoustic detection visit is much less than the cost of a leak running for another month. We give a written estimate before the visit. In most cases the cost of detection is a small fraction of the repair savings from finding the leak precisely instead of guessing.

Yes, in most cases. The whole point of electronic and thermal leak detection is to locate the leak before anything gets cut open. Once we know exactly where the leak is, the access cut is small and targeted. The alternative (cutting open walls or slab without precise location) costs far more and creates more repair work afterward.

A slab leak is a leak in a water supply line running under the concrete foundation of the home. Most Valley homes built between 1950 and 1985 sit on slab foundations with copper supply lines running through them. Slab leaks are serious because they are out of sight, run continuously, and damage the structure and finishes of the home. They are also relatively common in older Valley housing stock, and they are absolutely fixable.

Sooner is always cheaper. A leak that has been running for a few days is much easier to repair than one that has been running for a few months. If you notice any of the warning signs, especially an unexplained water bill increase or a warm spot on the floor, call within the same week. Same-day appointments are typically available.

Start to finish contacting their office to request an estimate was easy and quick! Given a two hour window for service estimate and the name of technician. Received an email tech. was on the way and he arrived on time at the beginning of the window time 10-12. He gave me a quote to install a auto gas shut off valve for earthquakes & it was 1/2 the price of other quote and could do it right away! Very personable and got right to work. Finished in the less than two hours. Dan was efficient and friendly which is always a pleasure and he did not mind me watching the process. Always interesting to see how things are done. Thank you for taking care of this task and definately have Bryco in my contact records. Thank you Dan for your help today.

I normally have a plumber that I use, but unfortunately he was out of town, so last night around 6:30 PM I called Bryco Plumbing because my toilet was clogged. To my surprise, Bryan, the owner, answered the phone himself after hours. He was extremely nice, answered all of my questions, and told me he could have someone out first thing in the morning. This morning, Joshua came to the house. He was polite, professional, efficient, and had the toilet fixed within an hour. From calling at 6:30 at night and having the owner actually answer the phone, to having someone at my house the next morning and the problem taken care of quickly, the entire experience was fantastic. I am so thrilled that I ended up calling Bryco Plumbing. I almost never leave reviews, but when a company provides this level of service, I feel like you have to pass along the praise. Bryco Plumbing definitely earned a new customer. Highly recommend!

The technician, Dan, spent a number of hours replacing a broken, difficultly positioned anti-siphon valve and shutoff valve. Since the shutoff valve was broken, he had to turn off the main water line, which required calling out LADWP. Dan replaced the shutoff valve and elevated the new anti-siphon valve to make it easier to service. Dan was professional, friendly and worked systematically through very warm summer temperatures. Very nice work through a challenging task.
